As most people are aware the value of properties in the UK has been falling over recent months, and thousands of pounds have been wiped off the value of some homes, with many industry officials predicting that house prices will continue to fall over the coming months and even over the next couple of years. Some homeowners may be thinking of trying to improve both their home and the value of their property by carrying out certain home improvements, but it is important to consider that not all home improvements will increase the value of your home.

There are certain home improvements ones that offer practicality and value rather than just aesthetic value that can improve the value of your home, and you can take out a secured loan to cover the cost of these improvements, which you may even be able to partly or fully recoup through the increased value in your home. By carrying out these home improvements you can improve your quality of life whilst you are still in the home, and when you come to sell you can enjoy getting a better price for your property.

Conversion of unused space: If you have a junk room or loft space that cannot really be used as a room as it is then it may be worth considering getting it converted so that it can actually be used as a proper room, such as a spare bedroom or a study. This can help to increase the value of the home, as your home will be considered more spacious.

Extending the property: if you are able to get permission you can increase the space throughout your home, both upstairs and downstairs, by opting for an extension. This way you get to enjoy the benefits of a far more spacious property and you can add to the value of your home if and when you decide to sell.

Improved heating: If you currently have a home that relies simply on gas and electric fires then you could enjoy increased comfort, increased energy efficiency, and increased value on your home by fitting central heating in your home

Replacement windows: You can enjoy increased energy efficiency and a great new look by having replacement windows fitted. Consider double glazes windows if you do not already have them, as this can make your home far more energy efficient, and can prove a real plus when it comes to saleability.

New kitchen or bathroom: The kitchen and bathroom areas are rooms that most buyers will be scrutinising, and by improving these rooms to provide more space, increased features, and practicality you could increase both interest in your home and the value of the property.

Remember at this time of global finance crisis it is now the best time to improve within and wait for an upsurge in home market conditions. It is important to use your budget sensibly in order to gain the best advantage when you come to sell your home. At the moment house prices are falling but it is believed by many financial analysts that we may start to see an improvement in the next 12 to 18 months.
